We'll tell you what's worth doing

Our team reviews the house with a contractor's eye and tells you plainly which fixes buyers will pay for, which ones are cosmetic, and where a coat of paint does more than a renovation. Every preparation dollar is a decision, not an assumption.If funding the work up front is the concern, it doesn't have to be. Through Vanguard Valet, preparation costs can be covered with no upfront payment, settled out of proceeds at closing.

Professional photography and staging, social promotion, and treats at every open house, are the baseline, not the whole plan. We often host a reception for the neighbors just before a home goes live: they know people looking to move onto their own block, and two members of our own team live where they do today because a neighbor mentioned the house first.
Depending on the property, we'll add targeted postal mail, twilight tours, or a VIP reception, and we promote every listing to other agents and lenders through the Top Agent Network and industry events.When a home has something genuinely unique, waterfront in Bel Marin Keys, say, we take it further: reaching out to the specific community, like yacht club members, who will recognize its value immediately. Step 3: Present
Photography, staging, and a marketing plan matched to the property, built to reach the right buyers, on-market or through a private introduction first.
Step 4: Negotiate
We inspect every offer for more than the price: contingencies, financing strength, and timeline all factor into which one actually serves you best.
Step 5: Close
Our transaction coordinator is also a licensed attorney. Every deadline, signature, contingency, and piece of paperwork between contract and closing is managed with a lawyer’s read.
