Anyone can filter for beds, baths, and distance to work. We start somewhere else: what you loved about the home you grew up in, what you won't miss about the one you're in now, whether that second garage bay is for your holiday decorations, your ride to work, or the car you've dreamed of owning since you were a teenager and finally get to call your own.
Those details tell us more than any filter can. We'd rather bring you a shorter list of houses you'd be thrilled to call home than fifteen that would require you to compromise on something truly important and never quite get right.

With what we've learned, we take you through the neighborhoods that fit the life you're describing. Along the way we talk about what catches your eye, a style, a feature, a street. If there's a house you love that isn't for sale, we'll take note and go back later to knock on the door. It's worked more than once: you never know someone's plans until you ask.
Marketing
More than the MLS
Professional photography and staging, social promotion, and treats at every open house, are the baseline, not the whole plan. We often host a reception for the neighbors just before a home goes live: they know people looking to move onto their own block, and two members of our own team live where they do today because a neighbor mentioned the house first. Depending on the property, we'll add targeted postal mail, twilight tours, or a VIP reception, and we promote every listing to other agents and lenders through the Top Agent Network and industry events.When a home has something genuinely unique, waterfront in Bel Marin Keys, say, we take it further: reaching out to the specific community, like yacht club members, who will recognize its value immediately. We also decide, with you, whether the home is a fit for a private, off-market introduction before any of this begins.
