A house that served you well for years and no longer fits what is ahead, a parent's estate to settle, savings that finally reached the house you have been picturing, a growing family, or a job that came with a relocation.Whether you are selling, buying, or doing both at once, that asks for far more than coordinating a transaction. It means knowing what needs attention before you do, knowing who to bring in and when, and knowing when you need encouragement rather than another task list.

Part of this is real estate. The majority is everything else.

Before anything is listed, shown, or scheduled, we learn what you are trying to accomplish, what the timeline really has to be, and what you are worried about.

What happens first, what can wait, and how the two halves of a move fit together if you are buying and selling at once.

Organizers, contractors, stagers, cleaners, lenders, inspectors. We bring in the right people at the right moment and sequence the work so one piece is ready when the next one needs it.

Rightsizing

A house that fits the life you are living now. Sometimes that is smaller and on one level. Sometimes it is trading the condo for the house on the water. The direction matters less than the fit.

Selling and buying at the same time

Two transactions that have to fit together. Which one to start first, how to carry both if the dates do not line up, what a bridge loan really costs, and whether a rent-back, a contingent offer, or a longer escrow serves you better. One plan, run by one team.

Buying a second or third home

A weekend place, an investment property, or the house you have been saving toward, bought without a sale to coordinate against. Different math, different financing, and a different question about what the property is for.

Settling an estate

Rarely simple. There is usually a probate timeline, a trust or several beneficiaries who need to agree, a valuation set to a particular date, and a house holding both the things worth keeping and the many that need rehoming. We work alongside the estate attorney, the CPA, and the appraiser, and we bring in the organizers and cleaners who handle this work with care, so the parts that can run smoothly do.

Relocating in or out of the area

Moving here for a job, leaving to be closer to family, or finally making your next home the sailboat in the tropics you have always pictured. Whatever the direction, much of it gets managed from hundreds of miles away, which is when it matters that your team is physically here and has direct relationships with the inspectors, contractors, and vendors: someone to meet them at the house, walk a property on your behalf, and tell you what a listing photo leaves out.

We built ours the other way: a contractor, a detective, an attorney, a technologist, and a Marin native trained in organizational psychology.
